Should you install a new metal roof directly over an old one that contains asbestos?


Investing in a new metal roof is one of the best decisions you can make as a homeowner. Metal roofs are energy efficient, durable and safe for the home. They're also easy to install, as you can simply add metal shingles directly on top of an old roof.

However, the big question that homeowners struggle with is whether to install a new metal roof over an old one that contains asbestos. If your home was built prior to the 1970s, there's a high chance that the roof contains asbestos in multiple areas. Will a new metal roof expose you to asbestos fibres? The answer lies in your preparation process.

Before making the decision to overlay your old roof with metal shingles, consider these 4 important factors.

1. Have a thorough inspection carried out

Your first step is to have the roof carefully inspected by a licensed, experienced and qualified contractor. The contractor will acquire samples from various sections of the roof and take them for testing. You should be particularly concerned if your old roof is damaged, as the damaged sections may release asbestos fibres into your home.

Furthermore, a damaged roof will first need to be repaired so as to prevent leaks from occurring after your metal shingles are in place.  

2. Ensure the roofing contractor takes safety precautions

If the inspection reveals the presence of asbestos, work with your asbestos contractor to develop a risk mitigation plan. This means that you should take various steps to prevent any further exposure to asbestos fibres.

For example, if your roof only contains non-friable asbestos, you could proceed with laying metal shingles above it. However, you'll need to ensure that the roofing contractor doesn't drill, grind or sand through any ACMs. And if the old roof is damaged, it should be repaired to prevent the release of harmful fibres into the surrounding air.

3. Section off areas of the home when work is being done

If you'll need to carry out repairs on your asbestos-containing roof, make sure that your home is protected at all times. The project should only proceed in sections, where one part of the roof is worked on during specific periods.

4. Take personal accountability for your health

During every step of the roof replacement process, make sure your asbestos contractor carries out regular air inspections. You should also take charge by watching out for any contaminated air, breathing complications or irritation. This monitoring should continue for a few months after your new metal roof is in place.
